Recently we had a tenant give us their 30-day notice. Since they were good folks who kept their place neat and clean, I put up the free online ad right away.
Within 24 hours, I had 4 calls and 3 emails from good quality tenants. And we had a check with a signed rental agreement in hand a week before the previous tenants moved out. Keep in mind, this is not a new or perfect apartment. Just a typical 2br/1ba apartment in a fourplex. And I had zero vacancy on that apartment.
Other landlords buy newspaper ads, put out the "For Rent" sign, and maybe ask for referrals and usually wind up with nothing in these types of situations. But I was able to place a simple tenant search ad and get good responses within one day.
The question is: What did I put in the ad? How did I do it?
If you would have asked me if this was even possible a few years ago, I would have said "No way." But now I do it ALL THE TIME.
It's not uncommon for me to get 3 good tenants calling or writing per day for days, and sometimes even weeks afterwards on the same ad.
And it doesn't matter where I advertise. I can put out a flyer, an online ad, or even a newspaper ad, and still get lots of renters responding. As a matter of fact, my techniques work EVEN BETTER in coffee shops and other 'normal' places.
I have to mention one more thing: We have regular properties. All of them are at least 25 years old and we don't keep them perfect. They need some touch up paint, or a little better lawn care. They have normal flaws, just like every other property, but most people are happy with the property condition even though no one has ever offered to buy our place because they were so impressed.
So how did I go from not even being able to get a PHONE CALL from an ad to now being able to get dozens of responses per ad and as many showings as I want?

I know that you want to be more successful in business. Every landlord does. But what do most landlords do about it?
Nothing.
They sit back and take whatever they can getwhich is usually nothing. Sure, once in awhile most landlords have a little luck and find a good tenant fast. But this usually doesn't happen very often.
And just about every landlord I've ever talked to would like to have more skills and success when it comes to finding good tenants. But here's the interesting part: Most people won't go out and learn how to be successful landlords. They just won't do it.
It's as if they had someone say to them when they were new landlords: "You're a loser if you have to learn how to find tenants" or "If you're not getting response from your ads then there's something wrong with your property."
Well I'm here to tell you that these ideas are B.S.!
You weren't born knowing other skills like how to walk, how to speak English, or how to drive a car. These are basic skills that you LEARNED when you needed them. Success as a landlord is just another skill, and anyone can learn it if they want to.
